Sohna is listed by the district administration as a sub-division, a tehsil and a development block of Gurugram district; Sohna has a Municipal Council.
Around Sohna, the land itself can carry restrictions that do not show on a sale brochure. Land covered by special orders under Section 4 of the Punjab Land Preservation Act, 1900 has been held by the Supreme Court to have the trappings of forest land, so non-forest use needs prior Central Government approval (Narinder Singh v. Divesh Bhutani, 2022 — library note). Separately, Supreme Court proceedings on how the Aravalli range should be defined were continuing at our last check (record).
Ask early whether any part of a parcel is notified under PLPA or recorded as forest, and get the answer from the official record.
Questions worth asking on a site search here
- Which revenue estate (village), khasra/killa numbers and tehsil does the parcel fall in, and do the latest Jamabandi entries match the seller's documents?
- Is the parcel inside a municipal area, a notified controlled area under a development plan, or an industrial estate? Each has a different permission route.
- If it is in an estate, who allotted it, on what terms, and what does the estate authority require for a transfer, lease or change of use?
- What zone does the applicable plan show for the parcel — read from the notified plan, not a brochure?
- What access is legally available (a public road of what recorded width, or a private passage)?
- What power load, water source and drainage exist today, and what is only applied for?
- Is any part of the land subject to forest, PLPA, Aravalli, heritage or airport-height restrictions?
