The need
Whether a use is possible on a parcel depends on where it sits: within a municipal area, a notified controlled area under a development plan, an industrial estate, or none of these. In Haryana, controlled areas and their development plans are notified by the Town & Country Planning Department, and change of land use (CLU) and colony/development licences are granted under specific Acts and rules. The route, the conditions and the fees differ by location, use and size.
Typical scope
- Planning check: which plan and which zone apply to the parcel, from the notified plan and records — not from marketing maps.
- Route note: whether the intended use needs CLU, a licence, an estate-authority permission or another consent, with the instrument behind each.
- Assembling the application documents and coordinating the architect's drawings.
- Tracking the application and responding to queries with the professionals concerned.
What you receive
Planning check, route note with sources, application pack index and a tracker.
Decided or signed by others
Permissions and licences are decided by the competent authority (for example the Director, Town & Country Planning, Haryana). Drawings are prepared by an architect. Legal questions go to your advocate.
