The need
In Haryana, the revenue record (Jamabandi) and mutation entries are maintained by the revenue department. They matter in practice — banks, authorities and buyers rely on them — but a mutation entry is a fiscal record and does not by itself create or extinguish title. The Supreme Court has said this repeatedly (see Jitendra Singh v. State of Madhya Pradesh, 2021, in our library). Keeping the record, the mutation and the registered deed consistent avoids disputes later.
Typical scope
- Obtaining and reading the current Jamabandi, mutation history and related revenue records for the parcel.
- Identifying mismatches (names, shares, area, khasra numbers) and their likely cause.
- Preparing the document set for a mutation following a registered transfer or succession, and following up on its progress.
- Registration preparation: documents, appointment, and coordination with the parties' advocates.
What you receive
Record extracts with a reading note, mismatch list, filing pack and a progress log.
Decided or signed by others
Mutation is sanctioned by the competent revenue officer. Registration is done by the Sub-Registrar. Disputes about title are decided by civil courts.
