The terms you will meet
- Jamabandi — the record of rights prepared for a revenue estate (village), listing holdings, owners, cultivators and shares.
- Khewat — the ownership holding number in the Jamabandi.
- Khatoni — the cultivation holding number within a khewat.
- Khasra / killa (rectangle and killa) — field numbers identifying the parcels on the village map. Many villages were consolidated, so you may see rectangle (murabba) and killa numbering.
- Shajra / village map — the cadastral map that shows field boundaries.
- Mutation (intkal) — the order recording a change in the Jamabandi after a sale, inheritance, partition or other event.
- Fard — a copy of the record.
Local area units
Records may use kanal and marla, bigha or biswa. Their values depend on the local standard in use, so we do not convert them automatically. Take the factor from the record itself or a surveyor, and keep the original figure next to any conversion. Our area converter handles only international units.
Reading a record — a checklist
- Revenue estate, hadbast number, tehsil and the year of the Jamabandi.
- Khewat and khatoni numbers, and every khasra/killa number with its area.
- Owners and their shares; cultivators and the nature of possession.
- Remarks column: mortgages, leases, stays, government entries.
- Mutation numbers referenced, then the mutation orders themselves.
Online and certified copies
Haryana's online land-records service is useful for a first look. For a transaction, obtain the copies your advocate and the registering office require.
A caution
A mutation is a fiscal record. It does not prove title (Jitendra Singh, 2021), and transactions that are not registered conveyances cannot support mutation (Suraj Lamp, 2011).
