Four different “areas”
- Deed area — what the conveyance says.
- Record area — what the revenue record shows for the khasra/killa numbers.
- Measured area — what a survey on the ground finds.
- Usable or plannable area — what remains after road widenings, setbacks or restrictions.
They often differ. Price, design and applications should rely on the right one for the purpose.
Steps
- Collect the village map extract and record entries for every field number.
- Commission a survey by a qualified surveyor tied to fixed reference points.
- Reconcile areas in a table, keeping each original value and unit.
- Where boundaries are uncertain or disputed, apply for official demarcation by the revenue department.
- Use GIS overlays only as indicative context.
What maps cannot do
A GIS layer, satellite image or map pin does not establish boundaries, ownership or approval. Only competent officials and courts determine boundaries.
Units
Keep original units. Use our area converter for international units; take local-unit factors from the record or the surveyor.
