What it is

A collector rate is the minimum value fixed for an area for the purpose of stamp duty on registered documents. It is set per village or segment and per property type. It is not an estimate of market value, and a sale at, above or below it says nothing about whether a price is fair.

Reading Gurugram's 2025 lists

The district publishes Final Collector Rates for 2025 tehsil by tehsil. In the list we opened: - rows are grouped by village and segment (a named stretch or colony); - each row gives property type (agricultural, residential, commercial) and sub-type; - a normal / prime flag distinguishes higher-rated locations; - agricultural rates are per acre, residential and commercial per square yard; - the old rate, the new rate and the percentage change are shown side by side.

Getting it right

  • Identify the correct tehsil or sub-tehsil for the village (see the district setup).
  • Match the segment exactly; neighbouring segments can differ.
  • Use the property type the land actually has in the record, not the one hoped for.
  • Check whether a newer list has been published before execution.
