Records first

  • Latest Jamabandi and mutation history for every khasra/killa, with all co-owners and their shares identified.
  • Village map extract; consolidation records where numbering is unclear ([consolidation law](/library/east-punjab-holdings-consolidation-act-1948/)).
  • Entries of mortgage, lease, stay or government interest in the remarks column.
  • Any acquisition notification affecting the land ([land acquisition law](/library/land-acquisition-rehabilitation-resettlement-act-2013/)).

On the ground

  • Measured area against record area (survey by a qualified surveyor).
  • Recorded access: a revenue path or public road, and its width.
  • Forest, PLPA or Aravalli status ([Narinder Singh, 2022](/library/narinder-singh-v-divesh-bhutani-2022/)).

Use and limits

  • Planning zone in any applicable development plan; whether your intended use needs CLU or a licence.
  • Any limits on who may hold the land and how much ([ceiling law](/library/haryana-ceiling-on-land-holdings-act-1972/)) — ask your advocate.

Then

Value for stamp duty using the collector rate (Gurugram), have your advocate give a title opinion, and register a proper conveyance.
