Check the landlord's right to lease
- Ownership or lessee documents, and the estate authority's permission to lease where the plot's terms require it (see industrial estate procedures).
- No pending dues, disputes or stays on the property.
- Whether your activity is permitted for the plot.
Check the building
- Approved building plans and occupation-stage approval for the structure you will use.
- Fire certificate appropriate to your occupancy and storage.
- Structural condition, floor load and clear height, confirmed by an engineer if critical.
Check the utilities
- Sanctioned power load and supply voltage on the current bill; how the connection will be transferred or sub-metered.
- Water source; HWRA permission if groundwater is used ([HWRA Act](/library/haryana-water-resources-authority-act-2020/)).
- Drainage and effluent arrangements; pollution-control consent for your activity.
Put it in the lease
Tie the start of rent to the conditions above being met, set out who obtains and pays for which approvals, and register the lease where the law requires.
