Dependencies to test before choosing

Dependency Why it can stop a project
Title and records A defective chain can stall financing and registration
Planning zone and permissions The use may need CLU or a licence, or may not be possible
Access Recorded road width can affect permissions and logistics
Power and water Capacity may need upstream works
Environment and forest PLPA/forest status or clearance thresholds
Height and heritage Limits near aerodromes or monuments
Estate conditions Transfer and construction timelines in estates

A short process

  1. Write the brief (see the Insight on site briefs).
  2. Screen candidates against the dependencies above on documents, not on brochures.
  3. Shortlist, then do full due diligence on one or two.
