Comparing a property offer with evidence, not brochures

A simple evidence table turns two attractive offers into a clear choice — and shows what you still need to ask.

Offers arrive with photographs, a location map and a price. What they rarely include is evidence for the things that decide whether the site works.

Build an evidence table

For each offer, list every claim and the document that supports it.

Claim Evidence seen Gap
“Freehold, clear title” Registered deed; latest Jamabandi Advocate's title opinion pending
“2 acres” Deed shows one figure; record shows another Survey needed
“Industrial use” — Plan zone and permissions not seen
“Power available” Old electricity bill Sanctioned load not confirmed

Read the table, not the brochure

The offer with fewer gaps is usually the better offer, even at a higher price — because each gap is time, money or risk.

Keep distinctions clear

A location map is not a boundary. A pending application is not a permission. A collector rate is not a market value. An agreement or power of attorney is not a conveyance.
